The Energy Policy Act of 2005 (EPAct) added Code Section 179D creating a new incentive in the form off up to $1.80/sf immediate deduction against the taxpayers Federal Income Tax liability for an investment in Energy Efficient Buildings.

Cost Segregation Partnership
We have partnered with an excellent engineering team to provide cost segregation services to our clients to help maximize their profits. Our cost segregation studies employ engineering and cost-estimating procedures to identify shorter-lived assets qualifying for 5-, 7- or 15 year write-off periods, rather than the usual 39 years or building and acquisition costs. Our engineering team will inspect your property, examine architectural/engineering drawings and analyze cost data. Our engineering expertise ensures that we capture the construction details to achieve the maximum tax savings. These studies are frequently done in conjunction with the 179D tax deduction analysis.

Facility Energy Analysis
Our facility analysis experts can assist you with finding hidden savings on energy usage with their observant inspection, accurate analysis and reporting. Our professional energy analysis team accurately:

Facility Energy Modeling
Energy modeling uses computer-based tools to simulate the energy use of a building. Through these simulations we not only forecast energy consumption and costs, but also optimize building parameters to improve energy efficiency and cost effectiveness.
Building modeling serves as a shared knowledge resource for information about a facility forming a reliable basis for decisions during its life cycle from inception onward. We like to think of it as an "energy blueprint."
Energy modeling can begin as early as the conceptual design phase of your project. This allows for the integration of energy efficiencies from the start, providing the biggest opportunities for savings. However, at any stage of your project, modeling is a valuable tool to optimize your building design.
Energy modeling is also an essential component in LEED evaluations. The LEED (Leadership in Energy and Environmental Design) rating system is an industry-leading process used to document and validate sustainable building design and construction. Modeling is required to assess and quantify energy usage and savings within the LEED framework of criteria.
Building Commissioning and Retro-Commissioning
Building commissioning provides documented confirmation that building systems function according to criteria set forth in the project documents to satisfy the owner's operational needs.
Commissioning for Existing Buildings (retro-commissioning) is a systematic process for investigating, analyzing, and optimizing the performance of building systems by improving their operation and maintenance to ensure their continued performance over time.
Simply put, the commissioning process centerlines your facility, it takes the waste out, it makes it run efficiently. Our process sustainability expertise combined with a very systematic approach gives us to tools to find those hidden "leaches" that suck the efficiency from your facility.

Building Information Modeling (BIM)
Building Information Modeling (BIM) is "a digital representation of the physical and functional characteristics of a facility. As such, it serves as a shared knowledge resource for information about a facility forming a reliable basis for decisions during its life cycle from inception onward." (National Institute of Standards and Technology)
As of July 1, 2009, the Wisconsin Division of State Facilities BIM Guideline and Standard applies to DSF A/E selections for the following projects:
- All construction (new and addition/alteration) with total project funding of $5M or greater.
- All new construction with total project funding of $2.5M or greater.
- All addition/alteration construction with total project funding of $2.5M or greater that includes new addition costs of 50% or more of total.
- Encouraged but not required on all other projects.
